What You Need to Know as a Florida Landlord

As a landlord in Florida, there are a handful of rules and responsibilities that you need to be aware of, most coming from the Florida Landlord Tenant Law. Keeping your tenants safe, while maintaining the quality of your property are just two of the many things you need to juggle. If you’re a Florida landlord, here are a few things you need to know.

  • Make repairs when needed– As the landlord, it is important that you fix reasonable instances of breaks or damage. Things that could prevent the home from being safe and livable need to be repaired in a timely manner.
  • Respect tenants– As the landlord, you do not have the right to lock tenants out, remove any of their belongings, shut off the power or water, or interfere with the tenant’s ability to live in the home peacefully.
  • Adhere to agreements made– Although you may own the property, by signing a lease with the tenants, you have made an agreement with them about the property. You aren’t allowed to disturb any of their leased property without consulting them first, or giving them at least a 12-hour notice.
  • Know when to evict– If a tenant fails to follow the lease agreement, they may be evicted. However, it is necessary to give them a 3-day period to try and correct their violations. Only after that 3-day period is it acceptable for you to file for eviction.
  • Know your rights– the Florida Landlord Tenant Law doesn’t just protect tenants, but landlords as well. You have the right to collect rent and expect your property to not have any damages while your tenant is leasing it. For example, if your tenant destroys any property, you may file for an unconditional quit notification, which means your tenant has only a short time to move out and cannot try to appeal.
